Rememberance Day

Following the church service in our village a wreath is laid at the Village Memorial by the President of the Anciens Combattants and our village Mayor. There follows the one minute silence and then a short ceremony when the names of all the villagers who died in both World Wars are read out, followed by speeches from the President and Mayor which are distributed nationally to all such ceremonies throughout France. Many of the villages attend, even if they do not go to the church service.

Everyone in the village is then invited by the Mayor and the municipalité to a "Vin d'Honneur" in the Foyer Rural (Village Hall). Each year the Anciens Combattants organise a banquet amical to continue the village sharing of remembrance. The names on the memorial are those of many of the villages today, in these small rural areas the only newcomers seem to be the British and in our village they have mixed well and become very much part of the village life.

A Poppy was added to the wreath, in memory of the many British who lost their lives alongside their French colleagues.

We have recently started to keep bees here at Les Broux and are on the look-out for any swarms arriving in uninvited places in the area.  We would be happy to come along and collect them.  We took advantage of the course run by our local nursery, Arbres et Abeilles (also mentioned under "links" on this site) and are busy developing the wild flower garden for them.  For anyone interested I have started a "blog" of our developing interest, Les Broux Bees.

Hornets, Wasps and other Unwanted Insects

A few days ago we had an Asian Hornet queen commence building a nest in our "Summer Kitchen" in the bbq area. It used to be that the Pompiers dealt with such pests, but no longer, you have to contact an appropriate company to do the job.  We used :-

I cannot praise him enough - he covers the whole of the Vienne for a fixed price, was polite, had English and was extremely efficient and tidy in removing the offending nest.

Translation Services

CPAM have started to demand a translation of UK Birth Certificates when registering with them for your Carte Vitale (Health Card).  This work has to be carried out by a registered Translator that can "stamp" their work.  We recently had to make use of this service and found an excellent company to deal with:

The European Court decides on Inheritance..

Following a recent decision by the European Court, foreign nationals resident in France now have the option to nominate the Inheritance Laws of their country of origin be used to handle their estate. It is not clear yet how this will work, but I am sure it will be a form of a Will lodged with a Notaire. Recently confirmed and approved by the EU Parliament it will come into force in three years time. Meanwhile, for those already resident here, talk to your Notaire and for those thinking of purchasing, but perhaps put off by the French Inheritance Laws, there is now a simple solution.

Challenging Times

Regular visitors to this site will have noticed a change in the way we are presenting properties.  The price we quote, on the listing and property details, is now the FAI price – the sale price of the property including the agency fees.

This is a major change for Papillon.  When we started in 1997 (hard to believe), few people knew where the Poitou-Charentes was, let alone how the house purchasing system worked in France;  the role of the Notaire and his fees and the Government taxes on house purchase.  We believed that clients looking for houses deserved to know “up front” what it was going to cost them to own a property.  For that reason we showed a price which not only included Agency fees, but also those Notaire fees and the taxes.

Since those early days, the use of the internet as a “purchasing/search tool” has become the norm and clients surfing the net visit many different sites in their quest to find that perfect property. Not all take the time to read why our properties appeared to be more expensive than others and moved on to other agencies.  In today’s difficult market, both for our sellers and us, we do not want to leave ourselves at a disadvantage in the comparison game – and so we have changed our policy.  

However, I still believe that you, the client, should know what the “bottom line” price of each property is – so below the FAI price on all property details is a “CLICK HERE” option, which opens a small “pop-up” window (the wonders of modern web-site creation) and that gives you the price - including Notaire fees and Government Taxes.

We have also removed the price we used to show which included Papillon properties unique Hand Holding and After Care Service fees.  The service remains available to all clients purchasing through us – which is why we put a simple reminder to discuss this service with us when viewing properties.

We have also enlarged the thumbnail picture of each property, to give a better idea of what they are like, before you decide to look further at the full details.

Property for Sale South West France - Why Buy Here?

Many people choose to buy property in SW France because of its richness in agriculture, diverse countryside and beautiful scenery. However the most unique selling point to British buyers is the climate – it has the second best weather in France after the Côte d'Azur, with summer temperatures averaging between 28 and 33 degrees. Spring arrives earlier than in the UK and summer lingers longer. There are cold snaps, often in late November or early February; however a typical mid-winter day is cool but sunny with blue skies.

There are plenty of low cost airlines flying into the airports Poitiers, Limoges, La Rochelle, Bergerac and Bordeaux which are all within easy driving distance of our properties. Easy access for a weekend trip makes this a popular destination for holiday homes. This also has a huge impact on encouraging holidaymakers to the area for rental property. Families love to move here because they enjoy the richness of life in the countryside along with large gardens and an outdoor lifestyle.

The SW of France refers to the west side south of the Loire valley and consists of three regions – Aquitaine, and Poitou-Charentes. Each of these regions contain different “departments” which are perhaps better known to the buyer and Papillon Properties cover the majority of these – Creuse and Haute Vienne (in the Limousin region) and Deux Sèvres, Vienne, Charente and Charente Maritime (in the Poitou-Charentes region).
The scenery varies from the flat coastal plains – dotted with sunflower fields – to the dramatic hills and valleys of the Limousin. It is mostly true to say that the further inland one goes, the more dramatic the landscape but the higher the rainfall. Between the two extremes of the Charente Maritime and the Limousin the landscape is gently rolling hills and pretty riverside towns with weekly open-air markets. The beaches are generally sandy, with shallow water and are often deserted outside the traditional holiday periods.

Each area has its regional culinary specialities, with colourful markets selling fresh seafood, seasonal fruit and vegetables and local wines. The best local restaurants reflect the region and the seasons. As well as more upmarket establishments, many popular, cheaper places offer a ‘plat du jour' (dish of the day), which is nearly always worth ordering. These types of restaurant tend to be popular with locals and generally include wine in the already reasonable price. Cognac, the well-established Haut Poitou wines and the aperitif Pineau des Charentes all come from our South West region.
