2,373 m² plot

Edge of Village

Commune: Aubigné (79)

This classic Poitevine farmhouse is very much work in progress but has reached the stage where you can put your own mark on the place. The floors are all cemented, ready for tiles or wood and the walls can be decorated in whatever colour you fancy. On offer are lots of options and space to play around with.

This property has a long entrance hallway running from front to back. At present there are two bedrooms off to the left which have been plaster boarded awaiting a lick of paint. One is a double the other more of a single. The hall leads to the large, high ceiling kitchen at the rear, with sink and basic units. The shower room and WC are also off here. The lounge opens from the kitchen and has a focal point fireplace with wood burning stove and back boiler servicing a few radiators. Stairs from the kitchen take you into the attic space. Whilst there is space for three bedrooms up here and a bathroom, you will have to plan around the tie beams which cross this area.

The house has a large attached barn with a stable area incorporated. The floor is cement and there is also the option of either extending into it or, as the present owner does, use it as a wood working workshop. An even larger project awaits you if you want to restore a cottage at the other end; at present it is basically four walls with a fireplace. The house has flat land on either side-a grass walled courtyard to the front, with a well and behind is further land at present grazed by horses.

The property is in a small hamlet about fifteen minutes drive from the market town of Chef Boutonne where there are schools, shops and places to eat out. Under an hour away is Poitiers with all the shops, restaurants, cinemas etc. of a big city – including the airport and TGV links to the UK.
