An overgrown rose in need of a prune and spreading over fences, trapped me as I walked through the front gate to this sweet cottage. Inside the property is not dissimilar, with more rooms and space to spread yourself into if required.

The front door goes direct into the traditional country kitchen. Here is a tiled floor and exposed beams but it is the original stone fireplace that dominates the room with its Godin stove. The sink is below the bull’s eye window and there is an impressive range style cooker which could be purchased in addition. The lounge is next door but is only a partition’s separation from the kitchen. I would be tempted to open up the two rooms and make one practical living area. The lounge has been used as a temporary second bedroom, but if you take the stairs up to the attic area there is already one double bedroom here and plenty more space and height for another. The property has a useful amount of outbuildings, all in good condition. The old forge with an attached hangar is to the rear of the property. Across the lane is a large detached barn for a garage and storage. The land itself consists of the courtyard to the front, the land surrounding the barn and a separate strip across the lane which would make an ideal vegetable plot.

The house has easy access to the market town of Civray where there are places to shop and eat out. Two nearby villages both have bars and bakeries. Poitiers with all the shops, restaurants, cinemas etc. of a big city – including the airport and TGV links to the UK is under one hour away.
