Both the Architect and Builder put a lot of thought and, I suspect, personal wishes into this design - and you, the customer have the opportunity to see it completed with your own input. The project is to be purchased "off plan" which means you will work with the family run Building company to complete the property to your specification. The price quoted is to own the land and have the bungalow built, conforming to all French modern standards of insulation etc., and a basic kitchen (sink and one cupboard) and bathrooms (without tiles) and plain floor tiling. Anything else is for you to negotiate with the builder so that it is just what you want. The double garage is not included in the basic build, but obviously can easily be included at an agreed price and specification.

The Bungalow design is for four bedrooms one en-suite, a large family bathroom, separate wc, large living room with the kitchen separated by an island and one of the bedrooms on the first floor. In all a floor area of 214m". The plans are approved and so it is all ready to go once the purchase is complete. One of the really nice things about French planning permission is that providing you do not alter the external appearance, you can do more or less as you like on the inside, so fitting an extra en-suite bathroom or creating a separate kitchen is down to you (and the builder).

The other nice thing, for me, about this project is that it is truly a 'one off', in a classic rural part of France with a mixture of older houses, barns, conversions etc. There is a large enough plot to plan that dream garden and have a pool and vegetable plot if wanted. All the choices are yours.

The village is mid-way between Sauzé Vaussais and Melle with the advantages of a boulangerie and bar restaurant, however it is a short drive to either small market town for all your everyday needs and around 1 hour to the Departmental Cities of Niort, Poitiers or Angoulême - here you find theatres, cinemas, restaurants, and much more, also TGV links to Paris and London; and from Poitiers low-cost airline flights to the UK. ©
