The advantage of a split level house is it is much larger than it first appears. This house has an apartment on the lower ground floor which is unseen from the front, just another modern bungalow you may think, but you would be wrong - there is so much more.

A warm house in every way. Built in the 1980s it makes the most of the land it sits in, affording lovely views over the valley below, with its pretty stream at the bottom of the garden. Entry is into the hallway, with useful cloakroom to the left and one of the double bedrooms to the right, next to the main lounge with its insert wood-burning stove. This heats the whole house with its clever air ducting system, making the electric radiators in each room almost redundant. The lounge is “L” shaped and includes the dining area, with patio doors that open onto the terrace at the back. This is a real sun-trap and has an electrically operated blind to provide that necessary shade in the height of summer. The modern fully fitted and equipped kitchen opens off the dining room. The corridor in the centre of the house leads to two further double bedrooms, one with an en-suite shower room and the guest shower room. There is even a centralised vacuuming system!

Stairs lead down to the lower level (or semi-basement). Here there is a large “summer kitchen” or utility room, store-room, wine cellar, large bathroom, the fourth double bedroom, garage and office. Beneath the terrace is the workshop and garden room. From there it is a short step into the terraced garden and beyond to the woodland leading down to the stream. To one side is the separate garage/workshop and building plot, divided by a hedge this has outline planning consent to develop into living accommodation without impinging on the main house. This could be excluded from the sale for a reduction to the price if wanted, and would reduce the FAI price by 26,000 €..

Set on the edge of a small village with bar/restaurant it is a short drive to the market town of Melle and half an hour to the county town of Niort, with its road and rail links to the coast and north to the UK. ©
